Sonoran Mountain Ranch is a master-planned neighborhood in north Peoria, ZIP 85383, at the north end of 67th Avenue above Jomax Road, close to Loop 303. It has single-family homes built mostly from 2005 to 2018, from production homes to larger custom homes in gated Parcel 12, set against open desert, washes and neighborhood parks.
I help buyers find Sonoran Mountain Ranch homes for sale, and the listings below update as new homes in the community hit the market. Below is what I checked this month in county parcel records, the homeowners association's own documents and current listings, so you know what you are looking at before you tour.

Sonoran Mountain Ranch sits at the top of 67th Avenue in the far northeast corner of Peoria. The homeowners association's own directions are simple: take 67th Avenue north to the end, then turn left onto Sonoran Mountain Ranch Parkway. County parcel maps put the neighborhood roughly between 67th Avenue and about 75th Avenue, about one to two and a half miles north of Jomax Road.
Every one of the roughly 1,470 parcel records in the Maricopa County Assessor's data for the community lists the City of Peoria as the jurisdiction, and the addresses use ZIP 85383. Some real estate sites draw the neighborhood more broadly and pull in Phoenix 85083 homes nearby, so I go by the recorded plat names when I search.
For freeway access, Loop 303 runs east and west south of the community between Lake Pleasant Parkway and I-17. ADOT opened new interchanges at 51st and 43rd Avenues in 2023, and bridges for a future 67th Avenue interchange are part of ADOT's current Loop 303 widening work, planned for 2026 through 2028.
County records show 17 recorded plats named for Sonoran Mountain Ranch, from Parcel 1 through Parcel 15 with phases. Most homes were built between 2005 and 2018. Parcel 12 is the custom-home section, with its own design guidelines dated 2005, and a handful of its homes were built from 2023 to 2026, with more lots there that show no build year yet in county records.
Based on county living-area data, most of the community runs from about 1,450 to 3,000 square feet. Parcels 10 and 11 hold larger homes of about 2,300 to 5,350 square feet, and the Parcel 12 custom homes run from about 3,100 to more than 8,000 square feet. Parcel 15 has smaller homes, roughly 1,165 to 2,500 square feet, on smaller lots. You will find both one-story and two-story plans. The HOA names Parcels 11, 12 and 15 as gated sections.
Local agent pages name several builders over the years, including Shea, Standard Pacific, Maracay and others, plus custom builders in Parcel 12. I could not confirm the original master developer from an official source, so I check the builder on each home's records.
This is a desert-edge neighborhood. Listings and local agent pages describe walking trails, washes and open desert, greenbelts, and neighborhood parks with ramadas, playgrounds and basketball courts. The community pool is for Parcel 15 owners only, according to the HOA, and I did not find a community-wide clubhouse or golf course.
For shopping, Lake Pleasant Towne Center and the Shops at Lake Pleasant are west on Happy Valley Parkway near Lake Pleasant Parkway, and the Shops at Norterra sits east near I-17 and Happy Valley Road. Lake Pleasant Regional Park is a drive north and west for boating and hiking.
Sonoran Mountain Ranch is served by the Deer Valley Unified School District, not Peoria Unified, even though it is inside Peoria. Every source I checked lists Sandra Day O'Connor High School. Listings name different elementary and middle schools for different sections, so please confirm boundaries with the district using its boundary lookup before you count on a specific school. You can also see my Deer Valley Unified homes page.
The community is run by the Sonoran Mountain Ranch Homeowners Association. Its documents show the CC&Rs dated March 2004 and articles of incorporation filed that same month, with Parcel 15 annexed in late 2005. The HOA site names AAM, LLC as the management company and explains that the gated Parcels 11, 12 and 15 pay an added assessment on top of the master dues. Read the CC&Rs and the design guidelines before you plan a pool, solar, an addition or an RV parking spot.
Because the homes range from modest plans to large custom homes, I start by sorting out which parcel fits your budget and whether you want a gated section. I pull the HOA resale packet, check which parcel the home is in, look at the lot's backyard view and drainage near washes, and confirm the school assignment with Deer Valley Unified. If you want a lower payment, ask me whether a home might have an assumable FHA or VA loan. My first steps for buying a home in Arizona walk through the rest.
Buyers compare parcels closely here, so I price your home against sales in your own section, not the whole community. Views, lot size, a gated street and recent updates can make a big difference. My guide on how to price your Arizona home to sell explains the approach.
