Terramar is a master-planned neighborhood in north Peoria near 67th Avenue and Happy Valley Road, in ZIP 85383. It has single-family homes built from the late 1990s into the 2010s, two parks, walking trails and a Deer Valley Unified K-8 arts school inside the community.
I'm Terry Day with DeLex Realty. Terramar is one of the older planned neighborhoods in this corner of Peoria, so buyers here usually get mature landscaping and established streets, with newer sections on the west side. Here is what I checked from the HOA's management company, the City of Peoria, the school district, builder releases and listing records, written in my own words.

Terramar sits in the northeast part of Peoria, near the corner of 67th Avenue and Happy Valley Road. Home addresses run mostly in the 25000 and 26000 blocks north, between about 67th and 75th Avenues. Happy Valley Road is the main road to the east and west, and 67th Avenue runs south toward Mountain Ridge High School and the Arrowhead area.
From here, the Loop 303, Loop 101 and I-17 are each a drive of several miles, so check the commute from the specific street you like. Lake Pleasant Regional Park and the Lake Pleasant Parkway shopping corridor are to the west.
The Terramar Homeowners Association was incorporated in 1998, and the first homes followed in the late 1990s and early 2000s. In 2017 the management company described the community as about 1,509 homes. Later building continued on the west side: Taylor Morrison opened its Expedition collection in 2013, off Happy Valley Road just west of 67th Avenue, with eight one- and two-story plans and three-car garages.
The county plats carry names like Terramar Parcel 1, Parcel 4A, Parcel 7B and Parcel 10B, and the section a home is in tells you a lot about its age and builder. Listings show mostly single-family homes, one and two stories, with a lot of tile roofs and Mediterranean styling. Home sizes and lot sizes vary by parcel, so I compare each home with sales in the same parcel first.
There is no golf course inside Terramar, and I found no community pool or clubhouse in the sources I checked, so ask about amenities for a specific home.
Terramar is served by the Deer Valley Unified School District, not Peoria Unified, even though it is in the City of Peoria. Terramar Academy of the Arts, at 7000 W Happy Valley Road, is a district school serving preschool through 8th grade inside the community. Mountain Ridge High School, at 22800 N 67th Avenue, is the district high school south of the neighborhood. Some websites list Peoria Unified schools for Terramar, which is a good reason to confirm boundaries with the district for the exact address.
The neighborhood is governed by the Terramar Homeowners Association, which is managed by FirstService Residential. The association maintains common areas and enforces the CC&Rs, including rules on exterior changes, parking and rentals. Some parcels may also have their own sub-association. Ask for the resale documents early so you can read the rules and fees for the specific home.
Buyers compare Terramar with newer north Peoria communities, so presentation and pricing within the right parcel matter. Mature trees, an updated kitchen or a remodeled pool can set a home apart from newer builds. My guide on pricing your Arizona home to sell shows how I set a price.
