Windgate Ranch is a gated community of semi-custom single-family homes in north Scottsdale, off Thompson Peak Parkway just north of Bell Road at the base of the McDowell Mountains. Toll Brothers built it, and residents share a large clubhouse with pools, spas and sport courts, with the McDowell Sonoran Preserve close by.
I'm Terry Day with DeLex Realty. Windgate Ranch is a small, tucked-away neighborhood compared with its bigger north Scottsdale neighbors, and that is a big part of its appeal: mountain views, a gated entry and a clubhouse that feels like a resort, a few minutes from shopping and the Loop 101. Here is what the community is like and what I look at when a client is buying or selling here.

Windgate Ranch sits on the west side of Thompson Peak Parkway, just north of Bell Road, with the McDowell Mountains rising behind it. Coming from Bell Road, you head north on Thompson Peak Parkway and the guard gate is on the left side of the road. The Loop 101 is a short drive west, which makes it easy to get to the Scottsdale Airpark, Kierland and the rest of the Valley. Notre Dame Preparatory, a private Catholic high school, is right across Bell Road.
One thing that confuses people: Windgate Pass is a trail inside the McDowell Sonoran Preserve, not part of this community. The names are related to the same mountains, but the neighborhood and the trail are different places.
Toll Brothers built Windgate Ranch as a master-planned community of semi-custom homes, with architecture described as Southwest with touches of Old World hacienda style. The recorded plats include Windgate Ranch Phase 1 and Phase 2, and homes went up from the late 2000s into the 2010s. Expect single-family homes on landscaped lots, many with mountain views, outdoor living areas and pools. Because floor plans and upgrades vary from house to house, I compare each home's options and lot rather than relying on square footage alone.

The clubhouse is the center of the neighborhood, with multiple pools and spas, a kids' pool, tennis courts, a basketball court and a sand volleyball court, plus green belts for walking. Community event calendars are run through the association. Outside the gates, the McDowell Sonoran Preserve's Gateway Trailhead is on Thompson Peak Parkway at 18333 N, with miles of trails into the mountains. For shopping and dining, DC Ranch Market Street on Pima Road is nearby, and Kierland Commons and Desert Ridge Marketplace are a short drive away. Community descriptions also mention a grocery store and pharmacy within walking distance.
Windgate Ranch is in the Scottsdale Unified School District. Copper Ridge School (PreK through 8th grade) and Chaparral High School are the schools usually listed for the community. Boundaries can change, so confirm the assigned schools for a specific address with the district before you buy.
The Windgate Ranch Community Association runs the community, including the gates, the clubhouse and common areas, and listings note that the HOA covers grounds and street maintenance. Ask for the HOA documents, the design guidelines and the rental rules before you write an offer, and confirm whether a home is also in a sub-association.
Homes here don't come up often, so it helps to be ready when one does. I set up an instant alert for Windgate Ranch, review the HOA documents and recent sales with you, and look closely at roofs, pools, outdoor kitchens and the age of the AC systems during the inspection period. If you are new to buying in Arizona, start with the first steps to buying a home in Arizona.
Buyers who shop Windgate Ranch are usually comparing it with DC Ranch, Grayhawk and other north Scottsdale communities, so presentation and pricing matter. Great photos of the views and outdoor spaces, a clean inspection and a price based on true comparable sales get homes sold. Read my North Scottsdale home values guide and how to price your Arizona home to sell, then call me for a pricing plan.
