55+ Active Adult Homes for Sale in Goodyear, AZ

Goodyear has two age-restricted communities where you can buy a home: PebbleCreek, a gated Robson community with 54 holes of golf off Clubhouse Drive in north Goodyear, and CantaMia at Estrella, a Taylor Morrison 55+ neighborhood inside the Estrella master plan south of I-10. Both have resale homes, and both were still offering new homes when I checked this fall.

I'm Terry Day with DeLex Realty. When buyers ask me about 55+ living in the West Valley, Goodyear comes up a lot, because its two active adult communities are very different from each other. One is a large, established resort-style community with three golf courses. The other is newer, sits inside a big master plan, and is still being built. This page walks through both, the rules that make a community "55+", and what I check before a client writes an offer.

Where 55+ homes are in Goodyear

Goodyear's two age-restricted communities sit on opposite sides of Interstate 10. PebbleCreek is in the north part of the city, with its main gate at 15872 W. Clubhouse Drive. CantaMia is in the south part of the city, inside Estrella, a large master-planned community. Its address is 17700 W. Star Point Drive.

That split matters for daily life. North Goodyear puts you closer to I-10 shopping and medical care, including Abrazo West Campus on McDowell Road, a Level 1 trauma center with a 24-hour emergency room. CantaMia has the golf course and trail system of the Estrella master plan around it.

PebbleCreek

PebbleCreek is Robson Resort Communities' Goodyear community. Robson dates it to 1993, and its first golf course, Eagle's Nest, opened in 1994. Today it is a gated community with about 10,000 residents, according to Robson.

Golf. There are 54 holes: the 36-hole Tuscany Falls Golf Club (East and West courses) and the 18-hole Eagle's Nest course, which has seven lakes. That makes PebbleCreek one of the first places I look when a buyer wants a 55+ home on or near a fairway.

Clubhouses and recreation. The Tuscany Clubhouse has a ballroom with a stage, billiards, a library and the Renaissance Theater. Eagle's Nest has its own clubhouse with a ballroom, pool and lighted tennis courts. There is also a sports and aquatics complex with indoor and outdoor lap pools, a resort-style pool, fitness center and massage rooms, plus the Oasis pool complex in the southwest part of the community.

Hobbies and clubs. Robson lists 36 pickleball courts, bocce courts, a Creative Arts Center for ceramics, painting, woodcarving, sewing and quilting, a dog park, a softball field and more than 100 clubs, classes and groups. There is even off-site leased RV overflow parking, which helps if you own a motorhome and the HOA rules don't allow it at the house.

Homes. You'll find resale homes from every era of the community, plus new build-to-order plans Robson sells in four series: Courtyard Villa, Tradition, Premiere and Estate. Robson says limited new home opportunities remain, so resale is where most of the choice is.

CantaMia at Estrella

CantaMia is a 55+ neighborhood within Estrella, now being built by Taylor Morrison. Earlier phases were built by other builders, so the resale homes vary in age and style. Taylor Morrison was still offering floor plans and quick move-in homes this fall.

The center of the community is the Village Center, a clubhouse of roughly 29,000 square feet (published figures vary a little) with a fitness center, aerobics studio, indoor pool and spa, a restaurant and bar. Outside there is a resort-style pool, pickleball, bocce and tennis. Residents also have access to the Golf Club at Estrella and the more than 20 miles of trails that run through Estrella.

How 55+ age rules work

Age-restricted communities are legal under federal fair housing law through the Housing for Older Persons Act. HUD's rules require that at least 80 percent of occupied homes have at least one resident who is 55 or older, that the community publish and follow policies showing it intends to be 55+ housing, and that it verify ages with reliable records that it updates at least every two years. Arizona has a matching law in A.R.S. 41-1491.04.

Each community writes its own rules inside that framework. Those rules cover things like the minimum age of other household members, how long guests can stay, and what happens if a qualifying spouse passes away. I always get the community's current age policy and CC&Rs in front of a buyer early, because the details differ from one community to the next.

Things to check before you buy

Age policy: read the written age-verification rules and what proof the HOA will ask for at closing.
HOA and club fees: ask which amenities are covered by regular dues and which cost extra, plus any transfer or capital fees at closing. I'll get the current numbers from the HOA for the specific home.
Golf: if the home backs to a fairway, look for stray-ball damage and ask how golf play is paid for.
Rentals and seasonal use: if you plan to be away for summers or might rent the home, check the leasing rules first.
RVs and vehicles: confirm parking rules at the home and whether outside RV storage is available.
Home age and systems: older resale homes may need new HVAC, roofing or water heaters, so a full inspection matters.

Selling a 55+ home in Goodyear

Buyers for these homes often shop from out of state, and many compare PebbleCreek, CantaMia and the Buckeye communities in the same trip. Good photos of the outdoor living space, clear notes on golf or mountain views, and having the HOA documents ready early all help. Questions buyers ask

What 55+ communities are in Goodyear, AZ?
Goodyear has two age-restricted communities with homes for sale: PebbleCreek and CantaMia at Estrella. There is also a 55+ apartment community in the city, but it is rental only.

Do both spouses have to be 55 or older?
Not usually, because federal rules only require at least one resident 55 or older in at least 80 percent of homes. Each community sets its own policy for younger spouses and other household members, so read the written rules for the community you like.

Can I buy a brand-new home in a Goodyear 55+ community?
Yes, both PebbleCreek and CantaMia had new homes for sale when I checked this fall. Availability changes quickly, so I check with the builder before we tour.

Are there other 55+ communities near Goodyear?
