Moving from Alabama to Arizona swaps humid summers and hurricane-season worries for dry heat, a summer monsoon and a different set of insurance questions. Many Alabama buyers I work with want a single-level home with a pool, and the Phoenix area has plenty, but the details of each home matter more than the climate headline.

Humidity versus dry heat
Alabama buyers usually ask me the same first question: is dry heat really easier? Many people do find it more comfortable, especially in the mornings and evenings. But the summer is long and very hot, so plan your days, your yard and your house around it.
The storm season is different too. The monsoon officially runs June 15 to September 30, according to NBC News, and it can bring dust storms, strong wind and short, heavy rain. It is not hurricane season, but it is real weather.
Storm, flood and insurance questions
Coming from Alabama, you are used to asking about storms and insurance. Keep asking. In the Valley, some homes sit in mapped flood zones or near washes, and roofs and yards take a beating in monsoon wind.
- Check the flood zone for the exact address on FEMA's Flood Map Service Center and the county's floodplain maps.
- Ask the seller for the age of the roof and any past claims or repairs.
- Get insurance quotes on the specific home during your inspection period, before you are locked in.
- Ask the inspector about drainage around the house and the grading of the yard.
I do not quote insurance costs, because they vary so much by home and by carrier. Getting real quotes early is the best protection.
Pools and single-level homes
Pools are common here, and so are single-level homes. Many Alabama buyers want both, and that is a realistic search in most parts of the Valley.
A pool is a commitment, though. Ask for the equipment age and service records, and have the pool inspected separately if you can. If you would rather not maintain one, many HOA communities have a shared pool, which gives you a place to swim without the upkeep.
Where Alabama buyers ask me to look
Alabama buyers often ask me about the suburbs with newer homes and room to breathe: Chandler, Gilbert and Queen Creek in the East Valley, and Surprise, Goodyear and Buckeye in the West Valley. Others want an older neighborhood with a bigger lot and no HOA, which we usually find closer in.
I suggest picking two or three areas based on your commute and the home you want, then touring them over a weekend. Seeing the homes in person tells you more than any map.
Taxes, vehicles and settling in
Arizona's income tax return starts from federal adjusted gross income, and the Arizona Department of Revenue says part-year residents are taxed on income earned while living here plus Arizona-source income. Ask a tax professional how the move year works for you. This is general information, not tax advice.
Check ADOT's Motor Vehicle Division for the current new-resident rules on licenses and registration. Arizona does not change its clocks, and timeanddate.com shows no clock change in Phoenix in 2026, which makes scheduling calls back home a little different in winter versus summer.
Assumable loans
Many FHA and VA loans on Arizona homes can be assumed by a qualified buyer with the servicer's approval. For veterans, VA's eligibility page explains that a seller's VA entitlement can be restored when a qualified veteran assumes the loan and substitutes their own entitlement. Assumable homes are not right for every buyer, but they are worth asking about.
