Moving from Utah to Arizona means swapping snowy winters for long, hot summers and mild winters. Many Utah buyers land in the East Valley, where newer master-planned communities, larger floor plans and easy access to lakes, trails and the high country feel like a good fit for how they already live.

Utah to Arizona at a glance

  • Winters are mild in the Valley; summers are the season to plan around.
  • East Valley cities like Mesa, Gilbert, Queen Creek and San Tan Valley offer many newer master-planned communities.
  • Desert lakes, national forest land and northern Arizona's mountains are within reach for weekends.
  • No basements in most Valley homes, so storage looks different.

The trade: winter for summer

Utah buyers usually tell me they are done shoveling snow. In the Phoenix area you will not miss the snow shovel, but you will learn a new routine for summer: early morning walks, shaded patios, a well-maintained AC and pool season that runs much of the year. Winters here are the reward, with mild days that are perfect for golf, hiking and sitting outside.

If you still want snow, northern Arizona has it. Flagstaff and the Arizona Snowbowl ski area are a weekend trip from the Valley, and many Valley residents head to the higher country around Payson and Flagstaff to cool off in summer.

Homes: bigger floor plans, no basements

Many Utah homes have basements that hold storage, extra bedrooms or a family room. Most Phoenix-area homes are built on slabs with no basement. If you want the same living space, you will often look at larger single-level homes or two-story homes with a loft or bonus room. Three-car garages, RV gates and storage sheds help make up the difference.

Buyers coming from Utah often ask me about:

  • Larger floor plans with five or more bedrooms.
  • Three-car or tandem garages and RV parking.
  • Bonus rooms, lofts and casitas for guests or extended family.
  • Usable backyards with room for a pool or play area.

Why the East Valley comes up so often

The East Valley, including Mesa, Gilbert, Chandler, Queen Creek and San Tan Valley, has many newer master-planned communities with parks, trails, community pools and HOAs. Eastmark in Mesa and the communities around Queen Creek are good examples. These areas offer a lot of newer homes with the floor plans Utah buyers tend to look for.

The West Valley has similar options in Buckeye, Goodyear, Surprise and Peoria, and often at different price points. I show buyers both sides before they decide, so the choice is based on homes and commute, not just familiarity.

Outdoor recreation in general terms

If you hike, bike, boat or camp in Utah, you will find plenty to do here. The Tonto National Forest borders the East Valley, the Salt River lakes are popular for boating and paddling, and regional and city preserves have trail systems all over the Valley. Summer just shifts your outdoor time to early mornings or to the high country.

Practical moving steps

  • Register your vehicles in Arizona once you become a resident. Most cars in the Phoenix metro area need emissions testing. ADOT's website has the steps.
  • Arizona stays on Mountain Standard Time all year (except the Navajo Nation), so in summer the Valley is an hour behind Utah.
  • Plan your move for fall, winter or spring if you can. Moving furniture in July heat is hard on people and belongings.

Buying before you sell in Utah

Decide early whether you will sell first, buy first or rent for a while. Your lender can tell you whether you can buy here before your Utah home sells. Ask me about homes with assumable FHA or VA loans too. Taking over an existing loan, with the servicer's approval, can be a real advantage for the right buyer.

Frequently asked questions

Is it hard to adjust to Arizona summers after Utah?

It takes one summer to learn the routine. Good AC, shade, early mornings and weekend trips north make it easier.

Do Arizona homes have basements?

Very few homes in the Phoenix area have basements. Most are built on slabs.

Which part of the Phoenix area is most like Utah suburbs?

Many Utah buyers like East Valley master-planned communities in Gilbert, Queen Creek, Mesa and San Tan Valley, but the West Valley has similar options.

Can I still ski if I live in Phoenix?

Yes. Arizona Snowbowl near Flagstaff is a weekend trip from the Valley.
