The Bridges at Gilbert is a master-planned neighborhood in south Gilbert at the southeast corner of Higley and Queen Creek roads, across Higley Road from Gilbert Regional Park. It has single-family homes built from about 2013 to 2018 by more than ten builders, with lakes, splash pads and trails, and its own Higley Unified elementary school.
I'm Terry Day with DeLex Realty. The Bridges is one of the newer large neighborhoods in south Gilbert, and because so many builders worked here, the homes range from compact single-story plans to large two-story homes on wide lots. Here is how I explain it to buyers and sellers.

The Bridges sits in south Gilbert, at the southeast corner of Higley Road and Queen Creek Road. Published neighborhood descriptions put its edges at Higley Road on the west, Recker Road on the east, Queen Creek Road on the north and Ocotillo Road on the south. The main entry is Bridges Boulevard off Higley Road, and homes use ZIP 85298. County Assessor records place the neighborhood inside the Town of Gilbert.
Gilbert Regional Park is right across Higley Road. The town's 272-acre park runs along the west side of Higley from Queen Creek Road to just past Ocotillo Road. Higley Road also runs north to a Loop 202 Santan Freeway interchange, and SanTan Village shopping and Phoenix-Mesa Gateway Airport are both nearby.
The land was planned for homes before the housing crash, and the original developer lost it to foreclosure. A partnership of JEN Partners and Terra West Communities took it over, re-planned the site and sold lots to builders starting around 2012. A 2013 East Valley Tribune report described about 1,600 homes on 480 acres, plus a 20-acre school site given to Higley Unified. Recorded plats include Bridges at Gilbert Phase 1 and its parcels, Bridges East and Bridges North.
With ten or so builders, the Bridges has a wide mix. Builder plans from the land sales show lots from about 45 by 115 feet for some Lennar, Shea and Taylor Morrison homes, up to 70 by 130 and 90 by 130 feet for some Maracay and Meritage homes. Published community data puts home sizes at about 1,500 to 4,500 square feet. Gehan's Palazzo at The Bridges collection, for example, had 72 homesites with plans from about 2,400 to 4,300 square feet in Ranch, Spanish and Prairie styles.
Listings show single-story Shea and Lennar homes in Bridges East, two-story Shea homes in Phase 1 and Meritage homes on larger lots in Bridges North. Most homes are 8 to 13 years old, so they are past the builder warranty but still newer than much of north Gilbert. If you want a pool, compare with my Gilbert pool homes page.
The Bridges is in the Higley Unified School District. Bridges Elementary, a K-6 school at 5205 S. Soboba Street, opened inside the neighborhood in the 2016-17 school year. Listings most often name Sossaman Middle School and Higley High School. Assignments can change, so confirm boundaries with the district for any address.
Listings name the association as Bridges at Gilbert, and some Bridges North listings show a Bridges North association. The HOA keeps up the lakes, parks and common areas and enforces the CC&Rs. Ask for the current dues, any sub-association, rules on parking, rentals and exterior changes, and any fees due at closing before you write an offer.
Because builders and lot sizes vary so much, I compare homes by builder, plan and lot width, not just by square feet. Homes that back to a lake or greenbelt, or sit near Bridges Elementary, can draw more interest. Start with my first steps to buying a home in Arizona, and ask me whether a listing may have an FHA or VA loan you could take over (see my assumable mortgage guide).
Your best price comparisons are recent sales from the same builder and section of the Bridges. Newer resale buyers here often compare against new construction farther south and east, so condition, upgrades and yard work matter. My guide to pricing your Arizona home explains how I set a list price.
