Festival Ranch Homes for Sale in Buckeye, AZ

Festival Ranch is a master-planned community of more than 10,000 acres in far northwest Buckeye (ZIP 85396), along Beardsley Parkway with the White Tank Mountains to the south. Its all-ages neighborhoods, called Festival Foothills, have mostly single-family Pulte homes, parks, a splash pad and an on-site K-8 school, next to the separate Sun City Festival 55+ community.

I'm Terry Day with DeLex Realty. Festival Ranch is one of the quieter corners of the West Valley, with desert views, open space and newer homes at a distance from the busier I-10 corridor. Here is what to know about where it is, the homes, the schools and the HOA before you start looking.

Where Festival Ranch is

Festival Ranch covers a large piece of the north part of Buckeye. The city formed the Festival Ranch Community Facilities District in April 2005, with the Buckeye City Council as its board, so the community is part of the City of Buckeye even though it sits well north of the older downtown. Main roads inside the community include Beardsley Parkway, Desert Oasis Boulevard and Desert Vista Boulevard. Pulte describes the White Tank Mountains as just to the south and Surprise as a short drive away.

The trade-off for the open desert setting is distance. Most daily errands mean a drive toward Surprise or the Loop 303 area, so I suggest buyers do a weekday test drive to their work or a favorite grocery store before they commit.

The homes

Festival Foothills is the all-ages side of Festival Ranch. Pulte is building there now with two collections, Meadow (single-story) and Cactus, offering single-family homes of about 1,472 to 2,848 square feet with 3 to 5 bedrooms and 2-car garages. Resale homes come from earlier phases of the community, so you will see a mix of new builds and established homes with mature trees and finished yards.

Growth is still coming. In October 2025 the City of Buckeye approved a final plat for 191 Pulte homes on about 53 acres at Desert Oasis Boulevard and Beardsley Parkway, and a final map for 126 age-restricted homes on about 42 acres near Beardsley Parkway and 279th Drive with nearly 15 acres of open space and trails.

Sun City Festival is Del Webb's 55+ community inside the larger Festival Ranch plan, with its own recreation centers and golf club. It has its own association and age rules, so I cover it on a separate page: Sun City Festival homes.

Things to do

Pulte lists two community parks, a splash pad, an adventure playground, soccer and baseball fields, basketball and volleyball courts, picnic ramadas, walking trails and green belts in Festival Foothills, plus a community pool that was still in progress when I checked in October 2026. The HOA park on W. Desert Vista Boulevard is for association members. Buckeye Fire Station 704, with a police satellite lobby in the same building, is on W. Beardsley Parkway inside the community.

The White Tank Mountains form the backdrop to the south. The community trails and green belts are the easiest way to get outside close to home. For bigger shopping trips, dining and spring training games, most residents head toward Surprise.

Schools

Festival Foothills sits on the southern edge of the Wickenburg Unified School District. The district's Festival Foothills Elementary is a K-8 school inside the community, and Wickenburg High School is in the Town of Wickenburg. Pulte's brochure also lists Vulture Peak. Some online school widgets show Buckeye-area districts for these addresses, so please confirm boundaries with the district for any home you are considering. See my Wickenburg High School area page.

HOA basics

Festival Foothills homes are in the Festival Foothills Community Association, which maintains the shared parks and common areas and enforces the community's design rules. Sun City Festival homes are in a separate 55+ association. Before you make an offer, I request the HOA documents, rules on parking and exterior changes, and the list of fees due at closing so nothing surprises you. The area is also part of a city Community Facilities District, which can show up on the property tax bill; I help buyers look at the actual bill for the home.

Buying in Festival Ranch

  • Compare new Pulte homes with nearby resales; resales often come with finished landscaping and window coverings.
  • Confirm the school district and water provider by address; both can differ from other parts of Buckeye.
  • Check whether a home backs to open desert or a future building phase.
  • Ask about assumable FHA or VA loans on resale homes; see my assumable mortgage guide.

Selling in Festival Ranch

When new homes are selling nearby, a resale has to stand out on condition, yard and price. I compare your home against current builder inventory, not just past sales, and point out what buyers get with your home that a new build does not, like finished landscaping and a settled street.
