Copper Basin Homes for Sale in San Tan Valley, AZ

Copper Basin is a master-planned community in San Tan Valley, AZ, entered from Hunt Highway at Copper Mine Road. It has single-family homes built by Pulte and later D.R. Horton, a community center with a pool, spa and fitness center, plenty of sports courts and parks, and its own Copper Basin K-8 school on Main Street.

I like Copper Basin for buyers who want a lot of amenities close to home. The streets carry mining names like Morenci, Superior, Graphite and Dolomite, and the community has a small Main Street at its center with the community center and the school. Here is what you should know about where it is, the homes, the HOA and buying or selling here.

Where it is

Copper Basin is in San Tan Valley along Hunt Highway. The main entrance is at Hunt Highway and Copper Mine Road, and Copper Mine Road runs through the community to Gantzel Road on the west side, so you have two ways in and out. Addresses read San Tan Valley, AZ 85143. San Tan Valley used Queen Creek mailing addresses until it got its own ZIP code in 2009, and in 2025 voters approved incorporating it as the Town of San Tan Valley, which became official that September.

Day to day, Hunt Highway is the main road. The Shops at Copper Basin sit at the northeast corner of Hunt Highway and Copper Mine Road, and a bigger shopping center at Hunt Highway and Gary Road has WinCo, Home Depot and other stores, with Walmart across the street. Pinal County has been working on roads in the area, including the Skyline Drive extension toward Gantzel Road and planned widening of Hunt Highway farther southeast.

The homes

Copper Basin is made up of several recorded sections: Copper Basin Units 1, 3A, 3B, 4 and 5A, plus The Village at Copper Basin Units 5B, 5C-1 and 5C-2. Pulte built many of the earlier homes, and MLS records show homes built in the mid-2000s. D.R. Horton built in the community more recently. Most homes are single-family with stucco and tile roofs in a Spanish-style look, and floor plans range from smaller single-story homes to larger two-story plans.

Because the community was built over several phases by more than one builder, two homes a few streets apart can have very different floor plans, lot sizes and finishes. I compare each home to sales in its own section, not just the community as a whole.

Things to do

The HOA lists a community center at 28300 N Main Street with a fully equipped fitness center, a pool and spa, and event space. Around the community you will find walking paths and parks, tennis, pickleball, basketball, shuffleboard and bocce courts, playgrounds and tot lots, corn hole and soccer fields. San Tan Mountain Regional Park, on the west side of San Tan Valley, is the closest big desert park for hiking and riding.

Schools

Copper Basin is served by the Florence Unified School District. Copper Basin K-8 is on Main Street inside the community, and listings in Copper Basin show Poston Butte High School for high school. Other nearby Florence Unified schools include Walker Butte K-8 and Magma Ranch K-8. School boundaries can change, so please confirm boundaries with the district for any specific address. See my pages for homes near Poston Butte High School, Walker Butte K-8 and Magma Ranch K-8.

HOA basics

The community association is The Village of Copper Basin Community Association, managed by AAM, LLC. Some older listings simply list the HOA as "Copper Basin." The HOA maintains the community center and common areas and has rules on things like exterior paint, landscaping and parking. I get the HOA documents early in escrow so you can read the rules on RVs, rentals and changes to the home before you are locked in.

The HOA's community information page lists SRP for electric and EPCOR for water and sewer. EPCOR took over the old Johnson Utilities system in 2021, so some listings still say "private water company." Cox, CenturyLink and Mediacom are listed for cable and internet.

Buying in Copper Basin

When I help buyers in Copper Basin, I look closely at which section and builder the home is in, the age of the roof, HVAC and water heater on the earlier homes, and how close the home is to the community center, the school and the Hunt Highway traffic. Some homes may also have a VA or FHA loan a buyer could take over; my assumable mortgage guide explains how that works, and my first steps to buying in Arizona post covers the basics.

Selling in Copper Basin

The amenities are a big selling point, so I make sure buyers see the pool, courts and school on the map, not just the house. Pricing should be based on recent sales in the same section and a similar floor plan. Start with my guide on how to price your Arizona home to sell, then call me for a free market review.
