Pecan Creek is a neighborhood of about 1,300 single-family homes in San Tan Valley, AZ, along Gantzel Road (Ironwood Drive) south of Ocotillo Road. It has one- and two-story homes from builders including Pulte and D.R. Horton, four main parks with playgrounds and walking paths, and J.O. Combs Unified schools inside the neighborhood.
I like Pecan Creek for buyers who want an established San Tan Valley neighborhood with schools close by and a quick route north on Ironwood toward the SR 24 and Loop 202. It is split into Pecan Creek North and Pecan Creek South, and each side has its own set of parcels and builders. Here is what to know before you buy or sell here.

Pecan Creek sits on the north side of San Tan Valley, along Gantzel Road, which becomes Ironwood Drive to the north. The community association describes it as along Gantzel south of Ocotillo, and addresses read San Tan Valley, AZ 85140. San Tan Valley voters approved incorporating as a town in August 2025, so if city services matter to you, check the town boundary map for the specific address.
Getting around is mostly a north-south trip on Ironwood. Heading north takes you to State Route 24, which links Ironwood Drive to the Loop 202 (Santan Freeway), and ADOT has planned more improvements on SR 24 starting in late 2026. Ocotillo and Chandler Heights roads run west toward Queen Creek. Pinal County widened the Ironwood and Gantzel corridor years ago, so the main road in front of the neighborhood has multiple lanes.
Pecan Creek is all single-family homes, mostly stucco with tile roofs, in a mix of one- and two-story plans. In the MLS you will see the neighborhood split into Pecan Creek North Parcels 1 through 8 and Pecan Creek South Units 1 through 6. Listing records show Pulte built in Pecan Creek North (for example, two-story homes from the mid-2000s) and D.R. Horton built in Pecan Creek South (including single-story homes from around 2011), and other builders worked in some parcels. Because the neighborhood was built over several years by more than one builder, floor plans, lot sizes and finishes vary from street to street, so I compare homes parcel by parcel when we look at prices.
Inside the neighborhood, the association maintains four main landscaped parks with walking paths and playgrounds, plus greenbelts that connect many streets and a newer landscaped walking path along Gantzel. For more, San Tan Mountain Regional Park is to the southwest, Queen Creek has farms, restaurants and the Horseshoe Park and Equestrian Centre to the west, and shopping and dining are along the main roads toward Queen Creek and along Hunt Highway.
Pecan Creek is served by J.O. Combs Unified School District. Schools in and around the neighborhood include Jack W. Harmon Elementary (which describes itself as a neighborhood school in the Pecan Creek community), Ellsworth Elementary, J.O. Combs Middle School on Pecan Creek Drive, Combs Traditional Academy on Gantzel Road, and Combs High School. School assignment depends on the address, so confirm boundaries with the district before you buy.
The neighborhood is run by the Pecan Creek Community Association, managed by AAM. State records also list a separate Pecan Creek South Homeowners Association, so ask which association or associations a home belongs to. Read the CC&Rs and rules on parking, RVs and trailers, exterior paint and landscaping before you make plans, and budget for HOA dues and any transfer fees shown in the HOA disclosure.
Listings in Pecan Creek show SRP for electric. Much of San Tan Valley gets water and sewer from EPCOR, which bought the former Johnson Utilities in 2021, but listing records here are not consistent, so confirm the water and sewer providers for the specific address.

Buyers shopping Pecan Creek usually compare it with other San Tan Valley neighborhoods, so pricing against the right parcel and similar floor plans matters. Highlight what buyers ask about: the schools nearby, the parks, and the drive north on Ironwood. My guide on how to price your Arizona home to sell walks through it.
Pecan Creek is on the north side of San Tan Valley along Gantzel Road (Ironwood Drive), south of Ocotillo Road, with San Tan Valley 85140 addresses. Ironwood leads north toward SR 24 and the Loop 202.
Yes, they are two sides of the neighborhood with different parcels and builders. Pulte built in North and D.R. Horton built in South, among others, and South also has its own homeowners association on state records.
J.O. Combs Unified School District serves Pecan Creek, with Jack W. Harmon Elementary and J.O. Combs Middle School in the area. Always confirm the assigned schools for an address with the district.
The community association lists parks, playgrounds, walking paths and greenbelts as its amenities, and does not list a community pool. Many buyers who want a pool look for a home with a private one.
