Sienna Hills Homes for Sale in Buckeye, AZ

Sienna Hills is a master-planned neighborhood in Buckeye, just northwest of the I-10 and Verrado Way interchange, with Sienna Hills Parkway running north from McDowell Road. It is made up of single-family homes, both one- and two-story, built by several national builders since the mid-2010s, with a community pool and park.

I'm Terry Day with DeLex Realty. Sienna Hills often gets lumped in with Verrado because it sits in the same corner of Buckeye, but it is its own community with its own plats, builders and association. Here is what I tell buyers who are comparing it with the bigger names nearby.

Where it is

Sienna Hills is on the north side of I-10 in Buckeye. Most drivers reach it from the Verrado Way exit, then McDowell Road to Sienna Hills Parkway, which runs north into the neighborhood. A 2021 report on a City Council agenda described the community as 444 acres northwest of the Verrado Way interchange, with one section at the northwest corner of McDowell Road and the 211th Avenue alignment. Buckeye's City Council approves its plats, so this is a city neighborhood, not a county island.

Being right on I-10 is the big draw. You are a short drive from the freeway, the new shopping going in at Verrado Way, and the trails of the White Tank Mountains.

The homes

Every home here is a detached single-family house. The neighborhood was built in sections, and the MLS uses names like Sienna Hills Parcel 1 South, Parcel 3B North and Parcel 7B North for them. That matters when you search, because a home can be listed under any of about twenty plat names.

  • Builders. Richmond American opened a section called Sienna Hills II in 2016 with one- and two-story plans of roughly 1,750 to 3,050 square feet. Resale listings also show homes by Beazer Homes, Lennar and Taylor Morrison, and 2026 new-home listings show William Ryan Homes building in a section marketed as The Ridge at Sienna Hills.
  • Sizes. Listings I have reviewed run from about 1,400 to the mid-3,000s in square feet.
  • Lots. Typical production-home lots, with some corner lots and some with a 3-car garage or a side gate. If you need RV parking, check the lot width and the HOA rules before you fall for a floor plan.

Because builders came in at different times, two homes on the same street can have very different finishes, energy features and roof styles. I compare them plan by plan, not just by square footage.

Things to do

Inside the community you have the pool facility on North Sienna Hills Parkway, a park and walking paths. The 2021 plan for the community also set aside a site for a charter school. Close by:

  • Verrado Marketplace, a large shopping center under construction at I-10 and Verrado Way, with Target among its announced tenants.
  • Skyline Regional Park, a City of Buckeye park on Watson Road with hiking trails.
  • Verrado's main street, golf and trails nearby. See my Verrado guide.

Schools

Listings in Sienna Hills most often show Buckeye Elementary School District for grades K-8 and Buckeye Union High School District for high school, with Youngker High School named on many of them. At least one listing shows a different district, so confirm boundaries with the district for the exact address before you count on a school. You can also browse homes near Youngker High School.

HOA basics

Sienna Hills has a homeowners association, listed in the MLS as Sienna Hills. It maintains the common areas and pool and enforces the community's rules on things like paint colors, landscaping, parking and RVs. I could not find a public website for the association, so I get the CC&Rs, rules and current budget from the seller's HOA disclosure early in escrow and read the parking and rental rules first.

One more thing to check: listings disagree on the water and sewer provider, with some showing a private water company and others showing city water. Ask for a recent utility bill or confirm the provider by address.

Buying in Sienna Hills

You will usually be choosing between a resale home and a new build in the newest section. Resale homes often come with finished yards, window coverings and sometimes a pool. New homes come with a builder warranty but bare yards and a longer timeline. I pull recent sales across all the Sienna Hills plat names, not just one, so the comparison is fair. If interest rates are on your mind, ask me about homes with assumable mortgages, and read first steps to buying a home in Arizona.

Selling in Sienna Hills

Your biggest competition is often new construction a few streets away and in nearby master plans. Price against recent resales of the same builder and plan, show off what a new build does not have (landscaping, upgrades, a pool), and list under the right plat name so buyers searching Sienna Hills find you.
