Spring Training Near Sun City: West Valley Guide

Spring training near Sun City means the West Valley ballparks: Surprise Stadium, Peoria Sports Complex, Goodyear Ballpark and Camelback Ranch-Glendale. Eight Major League teams train at those four parks, and several 55+ communities sit in the same cities, so you can match a home search to the team you follow.

Start with your team, then pick the ballpark

Every Cactus League ballpark in the West Valley is shared by two clubs. That makes the team the easiest place to start. If you follow the Rangers or the Royals, your home park is Surprise Stadium. Mariners and Padres fans head to Peoria. Reds and Guardians fans go to Goodyear, and Dodgers and White Sox fans go to Camelback Ranch in Glendale.

For 2027, Major League Baseball has announced that all 30 teams open spring training games on Friday, February 19. The Cactus League lists the 2027 slate as running through February and March. Clubs note that game dates and times are subject to change, so check your team's official schedule before you book flights or showings around a specific game.

Surprise Stadium: Rangers, Royals and Sun City Grand

Surprise Stadium is the spring training home of the Texas Rangers and the Kansas City Royals. The City of Surprise runs the stadium information on its official site, and in 2027 the Rangers and Royals open the spring against each other there on February 19.

Surprise is also home to Sun City Grand, which its association calls The Grand, a Del Webb active adult community. The community's site lists four golf courses: Desert Springs, Cimarron, Granite Falls North and Granite Falls South. It is age-restricted, and the rules are in the CC&Rs, so read those before you write an offer.

Peoria Sports Complex: Mariners, Padres and three Peoria communities

The Peoria Sports Complex is the spring home of the Seattle Mariners and the San Diego Padres. The Padres mark 2027 as their 34th spring in Peoria, and the two clubs open against each other there on February 19.

Peoria gives you several different 55+ and active adult choices:

• Westbrook Village: its association describes it as an active adult community in Peoria with two recreation centers, the Lakes and the Vistas, and two 18-hole golf courses. Confirm the age rules in the CC&Rs. See Westbrook Village homes for sale.
• Ventana Lakes: its property owners association describes a 55+ community in Peoria and Sun City with nine lakes, walking paths, catch-and-release fishing, non-motorized boating and four clubhouses. See Ventana Lakes homes for sale.

Goodyear Ballpark: Reds, Guardians and PebbleCreek

Goodyear Ballpark is the spring training home of the Cincinnati Reds and the Cleveland Guardians. The City of Goodyear reports the park drew more than 152,000 fans in 2025.

Goodyear is home to PebbleCreek, a Robson Resort Community marketed for buyers 55 and better. Robson lists the Tuscany Falls Golf Club (36 holes) and Eagle's Nest Golf Club (18 holes), a 36-court pickleball complex, a Creative Arts Center and a gated entry. See PebbleCreek homes for sale.

Camelback Ranch-Glendale: Dodgers and White Sox

Camelback Ranch-Glendale is the shared spring home of the Los Angeles Dodgers and the Chicago White Sox. MLB lists their February 19, 2027 game at Camelback Ranch as one of the first-day matchups.

Buying near your team's ballpark: what I check

A ballpark can set the city. The house still has to work when the season is over. Here is what I look at with snowbird buyers:

• Lock-and-leave setup: storage, garage space, exterior upkeep and how the home handles months of sitting empty.
• Community rules: guest rules, recreation card rules and rental restrictions. If you plan to lease the home while you are away, confirm it is allowed in writing first.
• Condition: roof, cooling equipment, drainage and any past modifications. A resale needs a full inspection.
• Representation on new builds: the builder's sales agent works for the builder. Bring your own agent on the first visit.
• Financing: an eligible existing FHA or VA loan may be assumable with lender approval. See my assumable mortgage page.

Which spring training ballpark is closest to Sun City?

The West Valley parks are Surprise Stadium, Peoria Sports Complex, Goodyear Ballpark and Camelback Ranch-Glendale. Ventana Lakes sits in Peoria and Sun City, and Sun City Grand is in Surprise, the same city as Surprise Stadium. I map each home you like so you can compare for yourself.

MLB and the Cactus League list Friday, February 19, 2027 as opening day for games. Schedules are subject to change, so confirm on your team's official site.

Should I search by team or by ballpark?

Start with the team, since each West Valley park hosts two clubs. Then look at the 55+ communities in that ballpark's city and compare actual homes.

Are these communities age-restricted?

Sun City Grand, Ventana Lakes, Trilogy at Vistancia, PebbleCreek and CantaMia are described as 55+ by their associations or developers. Westbrook Village calls itself an active adult community. In every case, the age rules are in the CC&Rs.
